Sun City Lincoln Hills

This is the big one for 55+ living. Sun City Lincoln Hills is one of the most recognized active-adult communities in the Sacramento region, with golf, clubs, amenities, social activities, and a true resort-neighborhood feel. It is ideal for people who want community built into daily life — not just a house with a mailbox and a driveway. Current real estate listings show it as one of Lincoln’s most active neighborhoods, with a median listing price around the high-$600Ks.

Best for: 55+ buyers, golf, social life, low-maintenance lifestyle.

Twelve Bridges

Probably Lincoln’s best-known family-friendly neighborhood, Twelve Bridges has newer homes, winding streets, trails, schools, parks, and a polished master-planned feel. It sits on the south side of Lincoln, which makes it convenient for Roseville/Rocklin commuters while still feeling a little more tucked away. The City of Lincoln lists the Twelve Bridges/Verdera open space area at more than 1,100 acres total, which is a big part of the appeal.

Best for: families, newer homes, trails, schools, commuters.

Verdera is Lincoln’s luxury golf-course neighborhood, with gated streets, larger homes, custom and semi-custom properties, and a more elevated feel. It is tucked around Catta Verdera Country Club and blends privacy, open space, and upscale homes. Homes.com describes Verdera Village as luxury living on an award-winning golf course.

Best for: luxury buyers, golf-course living, privacy, larger homes.

Lincoln Crossing

Lincoln Crossing is popular with buyers who want newer suburban homes and amenities without necessarily going full luxury. It has a strong neighborhood identity, access to shopping and commuter routes, and a more practical “live your life here” feel. It is also one of the areas where buyers should pay attention to HOA fees and Mello-Roos, which are common in Lincoln’s newer master-planned neighborhoods.

Best for: families, amenities, newer homes, value compared with some nearby communities.

Foskett Ranch

Foskett Ranch is a good option for people who want established suburban Lincoln without feeling quite as large-scale as Twelve Bridges or Sun City. It has a comfortable residential feel, access to parks and schools, and often attracts buyers looking for a solid family neighborhood with less flash and more everyday livability.

Best for: families, parks, established homes, quieter suburban living.

Downtown / Historic Lincoln

For character, Downtown Lincoln is the standout. This is where you get older homes, a more walkable small-town feel, local restaurants, civic events, and the charm that reminds you Lincoln was a real town before it became a growth story. It is less polished than the newer master-planned neighborhoods, but that is also the point.

Best for: charm, older homes, walkability, small-town atmosphere.

Bickford Ranch / Village Areas

Lincoln is still growing, and the Bickford Ranch/Village areas are part of that next wave. These neighborhoods appeal to buyers who want newer construction, future amenities, and the chance to get into an area as it evolves. The City of Lincoln maintains planning documents and development maps for its major growth areas, so this is one to watch closely.

Best for: newer homes, growth areas, buyers who like “next big thing” energy.

Best Overall Picks

For families: Twelve Bridges
For 55+ living: Sun City Lincoln Hills
For luxury: Verdera / Catta Verdera
For value and amenities: Lincoln Crossing
For character: Downtown Lincoln
For future growth: Bickford Ranch / Village areas

Lincoln’s secret sauce is that it still has a little Gold Country small-town personality, but with enough newer neighborhoods, golf communities, trails, and shopping access to feel very livable. It is not sleepy anymore — but it has not completely lost the front-porch feeling either.

Liberty at Lincoln — The One to Watch

One of the most exciting new additions to Lincoln is Liberty at Lincoln, a large master-planned community taking shape on the southwest side of town. It’s still early in its development, but the vision is big: new homes, parks, trails, open space, a resident clubhouse called The Farmhouse, and a future TK-8 school. For now, Liberty feels less like an established neighborhood and more like Lincoln’s next big chapter — ideal for buyers who want newer construction, modern amenities, and the chance to get into a community while it’s still growing. Think of it as the “watch this space” neighborhood: not fully mature yet, but definitely worth keeping an eye on.
