This is where West Sacramento feels most like an extension of Downtown Sacramento—and in some ways, something completely different from it.

The Bridge District occupies the waterfront immediately south of Tower Bridge. The city has been deliberately transforming what was once industrial land into a pedestrian-oriented, mixed-use riverfront district. West Sacramento’s official plan describes the goal as creating a waterfront-oriented urban neighborhood, and that transition is now very much underway.

This is the neighborhood for buyers who want to trade a traditional suburban backyard for proximity and lifestyle.

Walk toward the river and you’ve got River Walk Park and the Sacramento River trail system. Head toward the heart of the district and you’ll find Sutter Health Park, home of the Sacramento River Cats and, currently, Major League Baseball games. The Barn has become one of West Sacramento’s signature gathering places, while the historic Mill Street Pier extends dramatically over the river. Bridgeway Lakes Community Park is a particularly important neighborhood anchor. The 12-acre park includes walking paths, a spray ground, baseball diamond, amphitheater, community building and large turf areas.

The streets around Bridgeway Lakes generally feel much newer and more intentionally planned than West Sacramento’s historic neighborhoods north of the Ship Channel.

You’ll find homes with attached garages, modern floor plans and usable yards—exactly the combination sought by buyers who aren’t looking for an urban experiment. They want a house, a park and a neighborhood.

And that’s precisely what Bridgeway delivers.

Southport: More Space and a Quieter Pace

It’s useful to distinguish Southport from Bridgeway Lakes because Southport is much larger than any single development.

Broadly speaking, Southport encompasses much of West Sacramento south of the Deep Water Ship Channel. Within it you’ll find numerous subdivisions, parks, newer housing and, toward the edges, land that becomes noticeably more rural.

That gives Southport a different feel from the Bridge District.

Here, the primary amenity isn’t being able to walk across Tower Bridge for dinner. It’s space.

Lots tend to feel more suburban. Streets are quieter. Garages, backyards and neighborhood parks matter more than nightlife and walkability.

Southport is also still evolving. The city continues to plan substantial development in its southwestern areas. For example, the approved Yarbrough Master Plan encompasses approximately 713 acres adjacent to Bridgeway Lakes and calls for roughly 3,000 homes, commercial space, a public golf course and a large interconnected lake-and-canal park system.

In other words, today’s edge of suburbia may not remain the edge forever.

Best for: buyers wanting more house, larger yards, newer construction and a conventional suburban lifestyle.

The insider take: Southport may be West Sacramento’s safest all-around recommendation. It isn’t the most dramatic neighborhood on this list—but for many homeowners, it may be the easiest place to actually live.

Washington: Historic West Sacramento Meets What’s Next

For pure potential, Washington may be West Sacramento’s most intriguing neighborhood.

It is also the oldest.

Washington was founded in 1850 as Washington Town, developing alongside the river and the area’s early shipping industries. Today it occupies a compact area immediately north of Tower Bridge and within roughly a mile of Downtown Sacramento.

That location is extraordinary.

Yet Washington has never developed with the consistency of a master-planned suburb. Older homes, newer infill, commercial properties, historic buildings and redevelopment sites coexist here.

That’s exactly why the neighborhood is interesting.

West Sacramento has identified Washington as a major redevelopment area, with ongoing planning, infrastructure improvements, pedestrian improvements and new mixed-use development intended to capitalize on its riverfront location. The city’s updated planning vision specifically addresses land use, urban design, historic preservation, parks, transportation and infrastructure.

So this isn’t the neighborhood for someone looking for perfect uniformity.

It’s for the buyer who looks at its position between the Sacramento River and Downtown and thinks, “Where could this neighborhood be ten years from now?”

Best for: older-home enthusiasts, urban pioneers, investors and buyers attracted to long-term redevelopment potential.

The insider take: Washington may be the sleeper neighborhood in West Sacramento. The location has always been there. Now the neighborhood is increasingly being planned around it.

Broderick & Bryte: Established, Unpolished and Close In

North and west of Washington are Broderick and Bryte, two of West Sacramento’s oldest residential areas.

These neighborhoods don’t offer the coordinated look of Bridgeway Lakes or The Rivers. Housing is more eclectic, with older cottages, bungalows, modest ranch homes and infill mixed together.

That’s part of the appeal.

Broderick and Bryte feel like neighborhoods that developed organically rather than arriving fully formed from a developer’s blueprint.

They also have some substantial community amenities. Bryte Park alone covers more than 34 acres and includes soccer fields, baseball and softball diamonds, basketball, playgrounds, a fitness course, walking paths and other recreational facilities.

Historically, these areas have also faced aging infrastructure and disinvestment, so buyers should evaluate individual blocks and properties rather than treating the neighborhood name as a guarantee. City planning documents identify Broderick and Bryte among West Sacramento’s older areas where infrastructure upgrades remain important.

But the geography is compelling.

You’re close to the Sacramento River, Downtown Sacramento and the redevelopment occurring throughout northern West Sacramento without necessarily paying for the polished environment of a newer master-planned community.

Best for: first-time buyers, older homes, buyers seeking value and people comfortable choosing a location block by block.

The insider take: This is the part of West Sacramento where savvy buyers should pay more attention to the street than the neighborhood label.

That’s the wrong question—which is good news for buyers.

West Sacramento isn’t a city where one prestigious subdivision dominates everything else. Its strongest neighborhoods appeal to completely different people.

Want upscale master-planned living close to Downtown? Look at The Rivers.

The biggest advantage West Sacramento has may be geography.

Few communities in the region can offer suburban neighborhoods, riverfront living and new construction while placing residents this close to Downtown Sacramento.

The Sacramento River is technically a dividing line between two cities and two counties. In everyday life, however, Tower Bridge makes that divide feel remarkably small.

And that’s why the Bridge District belongs at the top of this list.

It captures what is changing about West Sacramento better than any other neighborhood: a former industrial riverfront being reinvented as a place where people actually live, walk, bike, eat, gather and look across the water at Downtown Sacramento.

For decades, West Sacramento was described in relation to Sacramento.

The Bridge District suggests a different future.

Increasingly, West Sacramento has neighborhoods worth crossing the bridge to get to.

Citrus Heights: More Variety Than You Might Expect

Citrus Heights doesn’t have the obvious neighborhood hierarchy you find in places like East Sacramento or Granite Bay. There isn’t one famous enclave everyone immediately recognizes as the address.

Instead, the city developed in layers.

Long before Citrus Heights became a city in 1997, Old Auburn Road was part of one of the region’s earliest transportation routes. Settlers established ranches here beginning in the 1850s, and Sylvan became the area’s early community center. The first Sylvan School was built in 1862.

Then came postwar subdivisions, the suburban boom of the 1960s and ’70s, major retail development around Sunrise Boulevard, and eventually newer planned communities such as Stock Ranch.

That history explains why two homes only a few minutes apart can feel as though they belong in completely different suburbs.

Here are the Citrus Heights neighborhoods I’d put at the top of the list.

Sunrise Ranch: Best Overall

If someone asked me to pick one Citrus Heights neighborhood without giving me any other information, I’d start with Sunrise Ranch.

This is established suburbia at its best: quieter residential streets, mature trees and landscaping, substantial single-family homes and a feeling of separation from the busy commercial corridors surrounding Citrus Heights.

That’s important here.

Citrus Heights is exceptionally convenient, but much of the city sits close to major streets. The most appealing residential pockets are often the ones where you can be five minutes from practically everything yet return home to a street that feels decidedly residential.

Sunrise Ranch delivers that balance.

It doesn’t rely on gates, a golf course or a flashy clubhouse to create value. Its appeal comes from something simpler: established homes, usable yards and a settled neighborhood environment.

Best for: Buyers looking for the strongest combination of space, neighborhood feel and convenience.

The trade-off: If your dream is a brand-new house with the latest open-concept floor plan, this isn’t where I’d start.

Sylvan / Old Auburn Road: Best for Character and Larger Lots

For the buyer who says, “I don’t want every house to look the same,” the Sylvan and Old Auburn Road area deserves a close look.

This is one of the most historically interesting parts of Citrus Heights.

Auburn Road became an important route between Sacramento and the foothills during the Gold Rush era. Sylvan Corners emerged as an early settlement center, and the historic Auburn Boulevard/Old Auburn Road corridor still contains reminders of that history.

The residential appeal is equally distinctive.

Instead of a perfectly uniform subdivision, you’ll find a more eclectic collection of properties, with homes from different periods, mature landscaping and some larger parcels that hint at the area’s rural past.

There can be a looseness to the neighborhood that buyers either love or don’t.

If you want sidewalks, matching architecture and carefully planned subdivision entrances, another part of Citrus Heights may suit you better.

If you want individuality, this is the interesting choice.

Best for: Buyers seeking character, mature trees, larger lots and a less standardized suburban environment.

The trade-off: Greater variety also means less consistency from street to street.

Sunrise Oaks: The Established Suburban Sweet Spot

Sunrise Oaks represents another side of classic Citrus Heights.

This is the mature suburban option: established single-family homes, leafy residential streets and quick access to the enormous concentration of retail and services around Sunrise Boulevard and Greenback Lane.

The convenience factor is hard to overstate.

The Sunrise Marketplace district extends for roughly ten blocks along the Sunrise/Greenback corridor, giving nearby residents easy access to shopping, restaurants and everyday services.

But Sunrise Oaks isn’t about living on the commercial corridor. Its advantage is living close enough to use it without sacrificing a traditional residential setting.

For buyers who don’t care whether their kitchen has this year’s finishes but do care about mature landscaping, neighborhood stability and being able to get errands done without crossing half of Sacramento County, Sunrise Oaks makes a lot of sense.

Best for: Buyers who want established suburbia with extremely convenient shopping and services.

The trade-off: Homes are older, and remodeling levels can vary dramatically.

Stock Ranch: Best for Newer Homes and Planned Living

Stock Ranch is the counterpoint to historic Sylvan.

Most of Citrus Heights was already developed when Stock Ranch was planned. The city adopted its development guide in 2001 for a 129-acre area between Auburn Boulevard, Sylvan Road, Greenback Lane and Van Maren Lane. The plan deliberately mixed residential development, commercial uses and open space.

That makes Stock Ranch feel noticeably different from older parts of Citrus Heights.

The residential portion includes homes built in the 2000s, with more contemporary floor plans, smaller and more predictably shaped lots and the organized appearance you’d expect from a modern subdivision.

The original plan also incorporated open space and a neighborhood park while putting major retail close at hand.

This is the neighborhood I’d show someone who likes Citrus Heights’ location but walks into a 1960s ranch house and immediately starts calculating the cost of removing walls.

Stock Ranch gives you a more modern suburban product without moving farther out into Roseville or Rocklin.

Best for: Buyers who prefer newer construction, modern layouts and a planned-neighborhood feel.

The trade-off: You generally sacrifice some of the lot size and mature landscaping found in older Citrus Heights neighborhoods.

Rusch Park Area: Best for Recreation and Community Amenities

Not every buyer chooses a neighborhood by the house alone.

For some people, the question is: What can I walk or bike to? Where do the kids play? What do we actually do on Saturday morning?

That’s why I’d include the residential neighborhoods surrounding Rusch Community Park.

Rusch Park is one of Citrus Heights’ signature community spaces, and having that kind of recreational anchor nearby gives this part of town an identity beyond subdivision names and major intersections.

The homes surrounding the broader Rusch Park area are generally part of Citrus Heights’ older housing stock. That can translate into mature trees, established yards and opportunities for buyers who would rather renovate an older house than pay a premium for newer construction.

This isn’t the city’s prestige play.

It’s the lifestyle-and-value play.

Best for: Buyers who value parks, recreation and an established community atmosphere.

The trade-off: Housing quality and renovation levels can vary significantly, so individual streets matter.

Park Oaks: The Under-the-Radar Choice

Every neighborhood guide needs one place that makes people say, “I’ve driven past there a hundred times and never really thought about it.”

For Citrus Heights, that’s Park Oaks.

Park Oaks doesn’t have the historic story of Sylvan or the newer-home identity of Stock Ranch. What it offers instead is a solid established residential environment in a very central location.

That’s precisely why it can be overlooked.

Buyers sometimes search Citrus Heights by price rather than neighborhood, which means good residential pockets can disappear into the larger citywide inventory. Park Oaks is worth evaluating street by street rather than dismissing simply because the name isn’t famous.

It’s particularly appealing for someone who wants the basics done well: a single-family home, a yard, established surroundings and convenient access to the rest of Citrus Heights.

Best for: Buyers looking for an established neighborhood without paying for a prestigious name.

The trade-off: It doesn’t have one dramatic amenity or defining feature. Its strength is the overall package.

The Wild Card: Sunrise Mall’s Reinvention

There’s another reason the east side of Citrus Heights is worth watching.

The old Sunrise Mall site is in the early stages of a long-term transformation.

The city’s Sunrise Tomorrow Specific Plan envisions redeveloping roughly 100 acres of the mall property as a mixed-use district rather than simply trying to recreate a traditional enclosed shopping mall. In March 2026, the City Council approved a partnership framework to explore the Sunrise Sports Center, described by the city as the first major project proposed under the plan.

That doesn’t mean buyers should purchase a house based on promises about what might eventually be built.

But it does mean the Sunrise side of Citrus Heights could look considerably different over the coming years. For nearby neighborhoods such as Sunrise Oaks and Sunrise Ranch, that’s a development worth watching.

Which Citrus Heights Neighborhood Is Right for You?

The easiest way to narrow the city down is by lifestyle.

Choose Sunrise Ranch if you want the best all-around residential environment.

Choose Sylvan / Old Auburn Road if character, mature landscaping and individuality matter more than uniformity.

Choose Sunrise Oaks if you want classic suburbia and exceptional everyday convenience.

Choose Stock Ranch if newer construction and modern floor plans are priorities.

Choose the Rusch Park area if recreation and neighborhood amenities matter most.

Choose Park Oaks if you’re looking for an underrated established neighborhood that may offer a strong combination of location and value.

That’s what makes Citrus Heights interesting.

At first glance, it can look like one continuous Sacramento suburb stitched together by Auburn Boulevard, Greenback Lane and Sunrise Boulevard.

Look closer, and the differences become much more obvious.

The best neighborhood isn’t necessarily the one with the fanciest entrance. It’s the pocket of Citrus Heights whose age, lot sizes, streets and everyday lifestyle match the way you actually want to live.

Downtown Auburn
